CHA performed an enhanced Toward Zero Net Energy (TZNE) feasibility study for the MassDOT Northampton District 2 Administration Building. This project went beyond the typical energy audit by targeting an existing building to achieve deep energy savings through implementation of cutting-edge energy conservation measures (ECMs) and on-site renewable energy systems.
Achieving ZNE in existing buildings is very challenging; however, CHA developed four options that were evaluated and considered by stakeholders as part of a TZNE charrette. At the conclusion of the charrette, the team selected an option consisting of several ECMs bundled together with a net-metered solar photovoltaic (PV) system to create a net zero energy facility. Total savings approaching net zero energy usage and utility costs were identified with an overall payback of less than 10 years.
